Board OKs PVC expansion

Clifton Park's planning board gave PVC Industries preliminary and final site plan approval for an addition at 107 Pierce Road.

PVC Industries manufactures vinyl products for use in homes and home construction.

The application calls for the construction of a 3,041 square-foot addition, plus five additional loading docks for truck access. The board passed a motion to designate the application as an unlisted action. The board will assume lead agency status and issue a negative declaration.

Two residential subdivisions also received preliminary conceptual review. Longkill Properties LLC is proposing a 2-lot subdivision at 93 Longkill Road. There are existing wetlands on the property that will be subject to Army Corps of Engineer review. The board asked to see the findings before a public hearing.

Michael Roth is proposing to subdivide his property at 16 Cherry Lane to design and construct a house for his daughter and son-in-law. Roth is working with a concerned neighbor to provide additional planting and possibly a fence to ensure privacy. The applicant has already received a setback variance from the zoning board of appeals.

The Clifton Park Food Group is proposing to renovate an existing Denny's Restaurant at 611 Plank Road to become an IHOP restaurant.

Anthony Amodio, who represents IHOP, outlined changes to the outer faCade and renovation to the inside of the former Denny's to conform to standard IHOP design.

All of the proposed changes we anticipate are cosmetic, said Amodio. Mike O'Brien, environmental specialist in the town, noted that since the existing restaurant has been there for a number of years, "it was time to address site-plan concerns."

O'Brien specifically referred to upgrading parking and landscaping. Amodio responded that parking will be renovated to include handicapped accessible spaces, upgraded signage and increase "cut-ins" and green space. The board granted approval to the applicant to move forward with the next step being a public hearing.

Amodio, who represents IHOPs in this area, plans to open additional IHOP restaurants in the Capital District.

M.J. Properties of Clifton Park, Inc. is proposing a 12,600 square-foot warehouse on U.S. Route 9. The building will be used for light manufacturing and office space. There are existing wetlands on the property; however, green space is calculated at 72 percent. The proposal received the approval to move forward to a public hearing.""
