— In 1987, the old Main Care Oil Company had outgrown its location at the corner of Delaware Avenue and Oakwood Place in the village of Delmar, NY. Its two acre parcel was a prime location and offered many possibilities for development. Enter the Corrigan brothers Dennis and Tom. Lifelong residents of Bethlehem, they envisioned a project that would add great value to the town by creating a unique mix of office, retail and service spaces in a park-like setting. That vision became a reality when, in the fall of 1987, the New England style two-building complex named Main Square opened.

For over 25 years, Main Square has been an example of responsible development and contributed to making the streetscape of Delaware Avenue an attractive asset for the town. In fact, the recent Delaware Avenue Enhancement Study cited Main Square as a model for others to follow. Key to the Corrigan’s mission has always been to protect the value of the project by impeccably maintaining the structures and the grounds. Tenants and neighbors alike appreciate the diligent upkeep, seasonal plantings and groundskeeping.

Main Square is an ideal location for many types of businesses. Situated in a truly walkable hamlet environment, nearby amenities include the US Post Office, banks, health and wellness providers, additional eateries, shops, automotive repair and service stations, the Town Library and the Rail Trail. Tenants enjoy close proximity to downtown Albany, with easy access to Interstates I-90 and I-787 as well as the Albany International Airport and the Albany-Rensselaer Amtrak Station. In addition, Main Square is located right on the CDTA bus line.

Today, Main Square is home to many businesses that provide valued goods and services for the town. Long time tenants include: Joyelle’s Jewelers. Solutions by Design Computers, Gregory’s Barber Shop, The Bethlehem Chamber of Commerce, Wiechert Realtors, Balance Massage, Thomas Nicolla Therapy Associates, Edward Jones Financial Advisors as well as the Shogun Sushi and Sake Bar and the Loving Cafe.

Recently, due to the relocation of some of the staff of NYSARC, prime office space has become available at Main Square. Spaces ranging from 975-4500 square feet are currently being offered. Plenty of onsite parking is available. The Corrigans will alter to suit prospective tenant’s needs. Negotiable lease options are available.
