A ceremonial ribbon cutting marked completion of the first phase of an $18 million rehabilitation project to the Embury Apartments in The Wesley Community on Monday, Nov. 23. Saratoga Springs Mayor Scott Johnson, Lynn Kopka of the NYS Division of Housing and Community Renewal (DHCR), Duncan Barrett, part of Omni Housing Development LLC, CEO of The Wesley Community Brian Nealon, Director of Embury Apartments Nikki Ferguson and Regional President of M&T Bank Michael Keegan were in attendance.
A gut rehabilitation of the 14-story East Tower by Omni Housing Development LLC, which specializes in the development, financing, construction and management of affordable housing, produced 96 energy efficient apartment units. According to a release from Barrett, the rehabilitation effort addressed fire safety, environmental hazards, energy conservation, dated systems and standards and conversion of several units to handicapped accessible. Asbestos removal, window replacement, insulation of exterior walls and installation of handrails were part of the revitalization and each apartment includes Energy Star appliances. The projected energy savings for the complex is more than 40 percent of prior consumption levels, Barrett said in a release.
“This newly renovated complex offers safer, more attractive and more affordable homes for area seniors,” said DHCR Executive Deputy Commissioner Brian Lawlor, in a statement. “Apartments will be more energy efficient and less costly to maintain, allowing more seniors to live comfortably and independently in the place they call home.”
The Wesley Community is a not-for-profit agency in Saratoga Springs that has provided independent and assisted living for seniors, adult day services and short-term and long-term rehabilitation care since 1972. The entire rehabilitation project is expected to be complete by the summer of 2010 and will feature a total of 192 renovated apartments, according to Barrett in a release.
