COLONIE – The Planning Board, on Tuesday, May 8, gave the final OK to Thomas Burke to build a Hyatt House hotel and a Longhorn Steakhouse at the former Lazare Automotive dealership at 144 Wolf Road.
The 6.36 acres of land once had four buildings but they have been demolished in preparation for re-development. It is located in a Commercial Office Residential zone.
The plan, a variation of which has been in the worlds since at least 2013, calls for a four-story hotel and two restaurants, one of which will be a Longhorn Steakhouse.
The site is already located in a Commercial Office Residential zone so the buildings are in “accordance with the zoning regulations of the Town of Colonie.”
Traffic along Wolf Road is a concern. It is estimated the hotel will generate an additional .6 trips per 1,000-square-foot of space, which equals 44 trips during the afternoon peak hour. The two restaurants will total about 13,500-square-foot of space and will generate 7.5 trips per 1,000 square foot which equals to 102 trips.
The former use, an automotive dealership, generated 2.62 trips per 1,000-square-foot of space.
