COLONIE — The Planning Board, on Tuesday, June 25 agreed to the idea of building two office buildings on 3.82 acres at 1214 Loudon Road, or Route 9.
According to documents submitted by Tralongo Builders, one building will be three stories and 21,760 square feet while the second will be one story and 5,671 square feet. The first includes parking on the first floor.
The land, between Ver Planck Lane and Old Loudon Road, is zoned Office Residential and the proposed project is an accepted use.
They developer is asking for three waivers:
• Based on the buildings’ square footage and projected use Town Code requires 128 parking spaces. The developer is asking to bank 11 of them and only construct 117.
• The developer is asking the town waive the required 20 square feet of landscape islands per parking space based on the fact the project is within a Conservation Overlay District which requires 40 percent of the land be conserved as open space, which is different than the landscaped greenspace.
• Permission to construct the building further than 20 feet from Route 9.
According to the proposal, the buildings will take up 10.2 percent of the site, pavement and/or sidewalk will take up 27.5 percent and there will be 62.3 percent greenspace.
Right now, there is a two-story house, a shed, a garage and a barn taking up about 2 percent of the site.
The site would generate 43 additional trips in the afternoon peak travel hour.
